I am in Dhaka doing a valuation of land close to Baridhara where the Diplomatic Zone is located. Land prices here are unbelievably high, a product of high demand, low construction costs, and black money. On the main commercial thoroughfare of Gulshan Avenue they can approach $15,000 /sq m. Most developers are constructing in joint ventures with land owners, and donating part of the completed building in lieu of payment for the land. Historically this has been around 50:50, but now is more typically 60:30 or even 70:30 in the land owner's favour. Here is a photo that I took of Gulshan Lake.
