James Whitmee I am currently in Guayaquil in the west of Ecuador. This is Ecuador’s biggest city and a centre for manufacturing and commerce. I am staying in the Downtown area of the city which has seen an exodus of business to some of the new office areas of Kennedy North, Urdesa and Samborondon. Quoting rents on offices can be up to $19 /sq m /month, but more normally Grade A is say $14 /sq m for out-of-town and $8 /sq m in the city centre. New space tends to come without flooring and they do not put in cabling sockets (electrics are left in the false ceiling) and so fit-out requires the tenant to deal with this. There is a spectacular regeneration of the river front which has taken place known as Malecon 2000, and along the river there is also the picturesque cluster of multi-colour housing known as Santa Ana.
